Conditions for property ownership in Türkiye
Türkiye has always been one of the most active countries for tourism and property, attracting large numbers of tourists and investors every year. That has made property in Türkiye some of the best in the world, with many important advantages.
For that reason the Turkish government has set conditions designed to regulate and ease property investment in the country, and to encourage tourism as well.
Turkish ownership law gives foreign nationals the right to buy property. Below is an outline of the main provisions of the law on foreign ownership in Türkiye:

  • Before 2012, the law on foreign ownership in Türkiye was governed by the principle of reciprocity, and at that time the right to own property in Türkiye was limited to nationals of countries that allowed Turks to own property there.
  • The law on foreign ownership in Türkiye was amended in 2012 and the reciprocity rule was abolished
  • Five nationalities were excluded from this latest amendment to the law on foreign ownership in Türkiye (these five nationalities are not permitted to own property in Türkiye).
  • By the final quarter of 2021, through the issuing of article 13 of the property ownership law in Türkiye, the government required foreign nationals to hold a foreign currency purchase document. This is a mandatory document obliging the foreign investor to exchange foreign currency at the Turkish Central Bank when buying the property and before the title is transferred.

As for the conditions for buying property in Türkiye as a foreign national, which are relatively reasonable, they are:
1- The first condition for a foreign national buying property in Türkiye is that the area of the property or properties they own in Türkiye must not exceed 30 hectares
2- The second condition for a foreign national buying property in Türkiye is that the area of the property or properties owned must not exceed 10% of the area of the administrative district.
3- The foreign investor's nationality must not be one of those barred from owning property.
4- The property must not be close to a security or military zone
