Real estate glossary

The terms you will meet in the contract and at the land registry, explained — with the Turkish word kept as it appears on the documents.

Aidatعيدات
The monthly service charge for a managed complex. Payable whether or not the unit is occupied, so count it as a cost of ownership.
Brüt / Net m²
Gross area includes walls and a share of common areas; net is the usable area inside the unit. The gap can reach a quarter, so always compare like with like.
DASK
Compulsory earthquake insurance. Required for utility connections and for land-registry transactions.
Değerleme Raporu
A valuation report prepared by a capital-markets-licensed appraiser. Required for foreign purchases and citizenship applications.
Döviz Alım Belgesi
A bank-issued certificate proving foreign currency was converted inside Turkey. Required for citizenship applications and the VAT exemption.
Ekspertiz
The bank's own valuation before lending. It may differ from the sale price and it caps how much can be borrowed.
Emlak Vergisi
The annual property tax paid to the municipality on its assessed value, settled in two instalments.
Hak Sahibi
An entitled owner — someone holding a unit or share in a building entering renewal, with a claim on the new units in proportion to their share.
İmar Durumu
The zoning statement showing what may be built on a plot — height, ratios and permitted use. It is what actually determines a plot's value.
İpotek
A mortgage lien recorded on the title as loan security. Check a property is free of liens before buying.
İskanإسكان
The occupancy permit. The municipality certifies the building was completed to its licence and is fit to live in. Without it you cannot convert to full title or get permanent utility connections.
Kapora
A reservation deposit. Always put in writing whether — and when — it is refundable before paying it.
Kat İrtifakıكات إرتفاقي
Construction-servitude title, issued before completion. It records your share of the land and the future unit, and converts to full title after the occupancy permit.
Kat Karşılığı
Build-for-share: the contractor builds on the owner's land and takes a share of the finished units instead of a cash fee. The commonest urban-renewal model.
Kat Mülkiyetiكات مولكييتي
Full freehold title to a specific unit, issued once the building is finished and has its occupancy permit. The strongest form of ownership.
Kentsel Dönüşümكنتسل دونوشوم
The state programme for demolishing earthquake-risk buildings and rebuilding them, run as a partnership between owners and a contractor.
Kira Yardımı
Rent assistance paid to residents of a building in the renewal programme while it is demolished and rebuilt.
Muvafakat
Written consent required from another party to complete a transaction, such as a spouse or co-owner.
Müteahhit
The contractor carrying out the build. They must hold a valid contractor authorisation certificate — the first thing to check.
Ön Ödemeli Konut Satışı
Off-plan sale — selling a unit before completion, in instalments. Regulated by law, with security obligations on the seller.
Rayiç Bedel
The municipality's assessed value for a property. The declared sale price may not fall below it.
Riskli Yapı Raporu
The risk report — a technical assessment establishing that a building is not earthquake-safe. It is the starting point of the renewal process.
Şerhشرح
An annotation on the title register restricting dealings with the property — for example the three-year no-sale commitment on a property bought for citizenship.
TAKS / KAKS
Two planning ratios: TAKS is footprint to plot area, KAKS (emsal) is total built area to plot area. Together they set a project's density.
Tapuطابو
The official ownership document issued by the land registry. It is the only proof of ownership in Turkey — a contract with the seller does not by itself transfer title.
Tapu Harcı
The transfer fee paid when the deed is registered, calculated on the declared sale price and charged to buyer and seller separately.
Vaziyet Planı
The site plan: how blocks, entrances, amenities and parking are laid out across the plot.
Vekâletname
A notarised power of attorney, letting a purchase be completed without you present. Issued at a Turkish notary or a Turkish consulate abroad.
Vergi Numarası
A tax number — the first thing a foreign buyer needs. Issued free of charge and used to open a bank account and pay fees.
Web-Tapu
The land registry's online platform, where you can follow your transactions, grant authorisations and see what is recorded against your property.
Yapı Ruhsatı
The construction licence issued by the municipality before building starts. A precondition for any lawful off-plan sale.
