Conditions for inheriting real estate in Turkey

Inheriting real estate in Turkey means transferring ownership of a property from its true owner, after death, to their legitimate heirs,

male and female, in accordance with the relevant laws. Any foreigner has the right to have their real estate estate in Turkey distributed

to their children and legitimate heirs, and thus the property's ownership transfers to the heir,

who also gains the privileges of property ownership in Turkey.

Turkish law does not follow the same religious (sharia) method for distributing inheritance

and settling inheritance between brother and sister; as for foreigners in Turkey, they must

request that inheritance be distributed according to the law of their own country.’.

Documents required to transfer ownership to the heirs

1. A family statement from the civil registry (inheritance certificate) from the foreigner's home country,

certified and translated, showing who the heirs are and their relationship to each other.

2. Obtaining tax numbers for all heirs from the tax registry in Turkey.

3. Two personal photographs for each person.

4. A passport valid for at least six months, translated into Turkish.
