How to Check Notices and Taxes as a Property Owner in Turkey
If you own property in Turkey, it matters that you know about the notices and taxes attached to it. Whether you live in the property or hold it as an investment, you need to be aware of your tax obligations and the fees due. Here we set out the different ways to check property taxes and notices in Turkey.
- Using the e-Government portal (e-Devlet):
e-Devlet, the e-Government portal, is the main platform for reaching a wide range of government services in Turkey. Property owners can use it to check their property taxes. Here is how:

Sign in to e-Devlet: you can sign in with your Turkish identity number (T.C. Kimlik No) and a password. If you do not have a password, you can get one from a PTT branch.
Search for property services: use the portal's search bar to find the relevant services, such as:
“Emlak Vergisi Sorgulama” (property tax enquiry)

“Vergi Borcu Sorgulama” (tax debt enquiry)
Review the information: once you select the service you need, you can see the details of the tax due, the amounts payable and the payment dates.

- Visiting your local municipality (Belediye):
Property in Turkey is subject to a property tax paid to the local municipality (Belediye). You can visit the municipality for the district your property is in to ask about taxes and notices. The basic steps are:

Go to the property tax department: head to the municipality and ask for the “Emlak Vergisi”.
Bring the necessary documents: you may need to present documents such as the title deed (Tapu) or your identity number.
Ask about the tax: here you can find every detail relating to the property tax, including the amounts due and the payment dates.
- Contacting the tax office (Vergi Dairesi):
The local tax office (Vergi Dairesi) is the right place for detailed information about property taxes. You can visit the local tax office in your area or call them with your query. The steps are:

Find your local tax office: use Google Maps or e-Devlet to find the “Vergi Dairesi” nearest to your property.
Ask about the tax: staff can help by providing information on the tax you owe, using your identity number or the property details.
Check other taxes: if your property is let, you can also find out here about the taxes relating to rental income.
- Speaking to an accountant or tax adviser (Mali Müşavir):
If you are unsure about your tax obligations or need specialist help, you can speak to an accountant or tax adviser. The accountant will:

Analyse your tax position: an accountant can review your financial and tax position and advise accordingly.
Check the notices: an accountant can search “Vergi Borcu” (tax debt) and”Emlak Vergisi” (property tax) to make sure you are fully compliant.
- Keeping an eye on the post (Posta):
Municipalities and tax offices sometimes send property notices by post. Make sure you check your mail regularly, particularly if you are not online or do not use e-Devlet.

Emlak Vergisi Sorgulama (property tax enquiry)
